01.  Can we own property in Mexico?  Within the restricted zone (costal & border areas) a foreigner or foreign corporation may obtain all the rights of ownership through a bank trust known as Fideicomiso, or purchase non-residential property through a Mexican corporation.


02.  Bank trust… Is it a LEASE?  No.  This is a fiduciary trust (the equivalent to an American beneficial trust) held by a Mexican bank.  The Fideicomiso can be established for a maximum term of 50 years and can be automatically renewed for another 50 year period.  During these periods you have the right to transfer the title to any other party, including a member of your family.  


03.  Can I have Title Insurance in Mexico?  Yes.  Two major U.S. companies provide coverage to foreign entities only.  Premium rates average $8.00 USD per thousand of investment or also can be less depending of the amount to insure.


04.  Why buy now?  In the past 4 years San Felipe's Southern Tourist Zone has seen tremendous growth.  Beachfront lots prices have almost tripled during that time.


05.  Are there reliable construction companies in San Felipe?  Yes.  Nowadays, San Felipe has exceptional architects, engineers and builders to suit all tastes.  We will gladly guide you through every step of your construction needs.


06.  Why are there so many constructions unfinished?  The main reason being the devaluations of the Mexican peso in 1985 & 1995, when most nationals suffered great losses due to the distressed economy.


07.  Does San Felipe have ample water supply?  We have plenty of water running through underground rivers from the Guadalupe Valley.  Four existing wells now supply the town and it is foreseen to last for the next 150 years.


08.  What doses the future hold for San Felipe?  The Federal government has approved the construction of various marinas all along Baja, one of them designated for San Felipe.  The expansion of the Mexicali - San Felipe highway from 2 to 4 lanes is projected for the next two years.  A golf course and 3 new subdivisions are also planned.


09.  Why invest in San Felipe?  While property prices are soaring in California, land in Sand Felipe is still affordable. The cost of living is extremely reasonable compared to the United States.
